6 Month Home Inspections
As part of our full-service management approach, Ingram & Associates conducts thorough home inspections every six months on each rental property. These routine inspections help us ensure your investment is being properly maintained and allow us to proactively address any issues.
Each inspection includes a detailed written report along with high-resolution photos, giving you a clear and transparent view of your property's condition—inside and out. This service is a key part of how we protect your investment, preserve property value, and keep tenants accountable.
Monthly Owner Statements
To keep our property owners fully informed, Ingram & Associates provides detailed monthly owner statements. These statements include a complete financial breakdown—showing all income collected, expenses paid, and any maintenance activity for the month.
Statements are delivered electronically through our secure portal, making it easy for owners to track performance, monitor cash flow, and maintain accurate records for tax purposes. Transparency and accountability are at the heart of our service, and our monthly reporting ensures you’re always in the loop with your investment.
Advertising & Screening for Potential Tenants
At Ingram & Associates, we offer free advertising for your rental property across multiple high-traffic platforms to ensure maximum exposure. From listing your property on trusted rental websites to showcasing it through local outreach and social media, we market your property quickly and effectively—at no cost to you.
Once interest is generated, we conduct comprehensive tenant screenings to find the most qualified applicants. Our screening process includes credit checks, rental history verification, and income/employment confirmation. This allows us to place responsible, long-term tenants, reducing turnover and protecting your investment.
Rent Collection & Delinquency Resolution
Ingram & Associates handles all aspects of rent collection on your behalf, ensuring timely payments through convenient online systems and consistent follow-up. In the event of non-payment, we manage the delinquency resolution process, including issuing legal notices and, when necessary, coordinating court filings and eviction proceedings—always in full compliance with Virginia landlord-tenant laws.
